Total Constructability Management

Constructability refers to the achievement of project objectives through the optimum use of construction knowledge and experience in planning, design, procurement, and field operations. This article proposes a conceptual framework called Total Constructability Management (TCM) for integrating the constructability and project development processes. TCM draws on principles of Total Quality Management (TQM) that emphasize the satisfaction of internal and external customers, and permeation throughout the organization of a people-oriented, measurement-driven management perspective. The similarities between TQM and TCM are discussed, and the TCM framework is outlined and illustrated. A critical feature of the TCM framework is the way it identifies key interface points between the constructability process and project development process phases. Once identified, a model can be developed that portrays a timely and efficient transformation of inputs to outputs.
